Mt Baw Baw ARMB is planning to Call for Tenders (within a public, transparent and accountable process) relating to Lease of Footprints on existing Sites 4, 5, & 7. and “Commitments to Construct” high quality (Peter McIntyre design) Family Lodges (see page 2 for pictures of design), by interested people who are requested to commit to the Hot Bed Policy as part of legal agreement.
The 50 additional beds that this project offers, does not increase the number of beds at the Resort as the ARMB had purchased two Club Lodges (over the past three years) which has reduced the number of public beds by 50.
This year, the existing limited high quality accommodation (approximately 60 beds) had waiting lists for cancellations. For every booking – it could have been filled four times (each) during the months of July and August and twice during June and September. Those properties all had high occupancy (weekends and holidays) of December to April last year. The market demographics of those who stay in such accommodation is they have high disposable income, which is highly desirable for the resort and based on an eight week season would be an additional $100K per annum (visitor spend plus site fees) for the resort.
The Project is consistent with the Alpine Resorts Management Act which requires the Mt Baw Baw ARMB to act as a responsible land manager.
The Board is deemed to be the committee of management under the Crown Land (Reserves) Act 1978 of all Crown land within the Mount Baw Baw Alpine Resort which is permanently reserved under the Crown Land (Reserves) Act 1978.
The Alpine Resorts (Management) Act 1997 sets the framework for the management of alpine resorts in Victoria. The object of the Act is to make provision in respect of alpine resorts:
The Project is based on the requirements that these small family lodges are nestled into the trees with very minimal environmental impact, designed within the Pride of Place required materials and color palette and been rated as energy efficient. While they are affordable, they comprise of high quality, alpine durable, construction specifications. Therefore they respond to financial, environmental and socially sustainable principles.
Sites 4, 5, & 7 do not represent an extension of the Village footprint, rather they are already existing sites which are ‘infill’ within central village precinct (click here to see Site Map with the red dot representing each planned unit).
